How Much Does It Cost?

Each member household pays two charges. The first is the one-time membership fee. Once a member has paid the membership fee, he or she only pays lot rent. And, members get their membership fee back if they sell their home.

The second charge is the lot rent that is collected monthly to pay for operating expenses like taxes, insurance, trash collection and the ROC’s mortgage payments.

  • The current lot rent is $383 per month and includes road maintenance, curb-side trash collection and water charges (it does not include electricity or natural gas).
  • The one-time membership fee is $100.

Before the homeowners bought Wheel Estates, we had significant rent increases. Now with careful budgeting and planning, we expect our rent to stabilize like they have in other resident-owned manufactured home communities across the country.
